Internal excavations and underpinning of an existing council property, along with the construction of a concrete ground floor slab and internal refurbishment and fit out.
The works comprised:
• Safe removal of asbestos material and safe disposal of the material.
• Internal excavations including break out of the existing slab followed by traditional phased underpinning, and construction of a concrete ground floor slab.
• Construction of a new insulated finished floor in screed.
• Uplifting timber first floor and relay using fillets to level floor, refix skirting and internal doors.
· New lintels above windows and brickwork repairs
• Installation of new bathroom and kitchen suite and internal decoration.
• External works comprised removal of the existing wall and replacement with new, removal and recast new concrete steps, new handrails, replacement of the timber fencing and drain repairs along with new concrete hardstanding to the perimeter.
The building was located adjacent to occupied properties. We accessed the site via the rear entrance to minimise disruption and had minimal welfare facilities onsite. We appointed a Liaison Officer who developed a specific Communications & Customer Care Plan to work alongside the programme, agreed with the client.
We worked collaboratively with our specialist piling contractor and liaised with the client to agree a change in the traditional pinning approach to our innovative approach which would be less intrusive with minimal disruption to the adjoining neighbours, programme betterment and provided more certainty in obtaining required ground bearing capacities and less disturbance to the super structure itself.
