*Portable Appliance Testing (PAT)* The Electricity at Work Regulations in 1989 advised that the law states that every employer, landlord etc who uses/provided a portable electrical appliance (any item that plugs in to a socket) must maintain and inspect with full records kept in order to prevent danger. Also known as a Periodic Inspection, our engineers will test to reveal any actual and potential problems. From this inspection our engineers can provide you with a no obligation quote to rectify the faults found ensuring your property is certified as safe. All businesses and rented properties must be tested every five years or at change of tenancy/occupancy. It is recommended that residential property is tested every 10 years or on change of ownership. https://www.electricalcompetentperson.co.uk/Landlords *Emergency Lighting Testing and Inspection* SWG M&E provide a design, install and servicing package in accordance with BS 5266-1: 2016. All employers and landlords have a duty under The Regulatory Reform (Fire Safety) Order 2005 Part 2.14 to provide illumination with emergency lighting in the case of failure of their normal lighting. Emergency Lighting is lighting used in emergency situations when there is a loss of power. Emergency Lighting works on a battery back up system which provides lighting for the safe evacuation of the buildings occupants.
